Loan solutions for the self-employed

If you're self-employed, you may not have the amount of paperwork that's normally required to apply for a Home Loan. The Low Documentation (Low Doc) Home Loan service is available on a selection of Commonwealth Bank Home Loans, allowing you to obtain the finance when you want without the usual financial statements or tax returns.

Complete Home Loan - Standard Variable Rate

A Low Doc Standard Variable Rate Home Loan offers all the features of our Standard Variable Rate Home Loan, including repayment redraw. You also benefit from flexible repayment arrangements including no early exit fees, the ability to make extra repayments and access to 100% offset benefits with a Mortgage Interest Saver Account

Complete Home Loan - Fixed Rate

With a Low Doc Fixed Rate Home Loan, you can choose from 1 to 5, 7, 10 or 15 years and plan ahead knowing that your payments won't change during this period.

Economiser Home Loan

A Low Doc Economiser Home Loan offers a low Base Variable Rate with added flexibility such as unlimited extra repayments and redraw.

Expand your investment portfolio with a Viridian Line of Credit

Wealth Package

Save 0.70% p.a on the Standard Variable Rate and Viridian Line of Credit Rates for new Low Doc Loans for $250,000 and above, within Wealth Package.

Also receive 0.15% p.a discount for new or maturing Fixed Rate Low Doc Loans within Wealth Package.

Customers with Low Doc Home Loans where the amount of the loan exceeds 60% of the value of the security property, as determined by the Bank, are not eligible to apply for Wealth Package.

Eligibility

There is no limit on the amount you can borrow on a Low Doc Home Loan if the amount is less than or equal to 60% of the value of the security provided.

You can borrow up to $2,500,000 if the amount is between 60% and 80% of the value of the security.

Low Doc Home Loans are not available when the funds required are more than 80% of the value of the security provided.

Lenders Mortgage Insurance

If your loan amount is greater than 60% and less than or equal to 80% of the value of the property, Lenders Mortgage Insurance will apply.

Low Docs are not available on 1 Year Guaranteed Rate, 12 Month Discounted Variable Rate, 3 Year Special Economiser or Equity Unlock Loan for Seniors. Qualifying and ongoing criteria applies to Wealth Package and terms and conditions are available on application.
